Space of the Month: St. Andrews Street, Holborn. Elevating Excellence Across 30,000 sq. ft.
City Concepts proudly highlights 6 St. Andrews Street as November’s Space of the Month, a project that redefined the boundaries of glazing craftsmanship across 30,000 sq. ft. and 8 floors in Holborn, London. Over the course of 22 weeks, and working intensively on-site for 8 weeks, our team delivered a seamless glazing solution tailored to the vision of our collaborators: Faithdean, Barr Gazetas, Franchi and EPL.
Combining precision, innovation, and collaboration, this space is a testament to how advanced glazing systems can shape modern commercial environments while overcoming complex challenges.
Bespoke Glazing Solutions
City Concepts was tasked with transforming multiple floors using a suite of sophisticated glazing systems:
- Concept54d Double-Glazed Partitions
- Concept RS32 Single-Glazed Doors
- Concept T2 Tech Panels
- ConceptFire 30/30 Fire-Rated Glazed Screens and Doors
A standout feature was the use of T-bar crittal-style banding across all systems. This bespoke design element introduced an industrial aesthetic while maintaining a contemporary elegance. Finishing the framework in RAL 9005 Black created a striking contrast that tied the space together, balancing bold design with refined detail.
To further enhance functionality, 46dB Rw acoustic-rated double-glazed screens and 38dB Rw single-glazed doorswere installed, meeting rigorous performance requirements. Curved glass installations, including a bespoke fire-rated curved screen on the lower ground floor, demonstrated our team’s ability to innovate and deliver complex design solutions with precision.
Overcoming Challenges: Delivering a project of this scale and complexity required overcoming unique challenges through collaboration, planning, and technical expertise:
1. Logistics and Curved Glass The site’s constraints demanded that all materials, including fragile curved glass, be transported via a hoist installed outside the building. This required close coordination with Faithdean to ensure deliveries were timed perfectly and materials were safely moved onto the floor plates. Curved glass, being particularly delicate, needed additional care and precision throughout the process.
To support the curved installations, our joinery fabrication team created MDF formers, for the drylining teams to build curved walls that matched our exact glazing radius. This ensured accuracy and alignment, setting the stage for a flawless installation.
2. Acoustic Coordination with Raised Access Floors Achieving the required acoustic performance was another challenge, particularly due to a raised access floor system (RAF). An acoustic break was required beneath our floor tracks to enhance the overall soundproofing. Coordination was critical here, as the partitions needed to be precisely set out on-site before the floor teams could implement the break joints. This collaboration ensured the installation met both aesthetic and acoustic standards.
3. Bespoke Manufacturing for T-Bar Banding Perhaps the most innovative element of the project was the creation of bespoke curved T-bar metal bands applied to the curved glass. This had never been done before at this level of precision. The T-bars were heated to high temperatures and expertly bent to match the radius of the glass. The result was a flawless finish that showcased both craftsmanship and technical innovation.
