In the prestigious St James’ district of London, at Cleveland House, 33 King Street, a recent project stands as a testament to City Concepts’ commitment to excellence and trusted partnerships. This July, we are proud to spotlight our collaboration with Box3, TP Bennett, and Forza on Phase 2 of an exceptional 7,500 sq ft commercial transformation for a renowned global investment firm. This project not only showcases our technical expertise and aesthetic precision but also highlights the value of enduring client relationships and proven performance.

Following the successful completion of Phase 1, City Concepts was the natural choice for the client team when embarking on Phase 2 of the Cleveland House project. Working alongside the same exceptional team – Box3 and TP Bennett – we were tasked with delivering a sophisticated glazing solution that would maintain consistency with the existing office floor while enhancing the acoustic performance and visual appeal of the space.

Harmonising Performance with Luxury Materials
The brief for Cleveland House demanded both aesthetic refinement and acoustic performance – essential requirements for a high-profile investment firm where confidentiality and focus are paramount. Rising to the challenge, City Concepts deployed a carefully curated selection of our market-leading systems. The majority of partitions featured our Concept54 double glazed screens with an impressive 46dB Rw acoustic rating, while feature glazed fins were installed using Concept100 double glazed screens achieving an enhanced 48dB Rw for superior sound insulation.
The visual impact of the installation was carefully considered, with all partition frameworks finished in elegant Black RAL 9005, creating a bold, contemporary aesthetic befitting a leading financial institution. Complementing these sleek lines, all doors and frames were crafted in sumptuous Crown Cut American Black Walnut, perfectly matching the client’s existing office floor for a cohesive visual narrative throughout the space.
Innovative Integration: The Forza Partnership
A standout feature of this project was our collaboration with Forza, the UK’s leading manufacturer of bespoke timber fire doors and joinery. This partnership exemplifies City Concepts’ commitment to delivering integrated solutions that combine the best of British craftsmanship. All doors for the Cleveland House project consisted of Forza timber doors and frames, achieving 38dB Rw acoustic performance while maintaining visual harmony with the existing space.
Our partnership with Forza allows for remarkable flexibility in door integration. For Cleveland House, we utilized timber frames and doors to match the client’s current system, but our collaboration enables multiple approaches – from full timber solutions to hybrid designs incorporating our own frames for a more industrial aesthetic. This versatility ensures we can meet diverse design requirements while maintaining acoustic integrity.
One door in the installation required special attention – a fully automated door closing system to ensure building standards compliance. This necessitated close coordination with a specialist automation contractor, showcasing City Concepts’ ability to navigate complex technical challenges through effective collaboration and meticulous planning – an approach particularly valued in the exacting world of investment and private equity.
